I'd like to stain my refinished hardwood floor and then apply a top coat like polyurethane. I'd like a stain for colour and something to protect it that is designed for floors. I would also use this on plywood floors that have been sanded BUT IT HAS TO BE water-based, zero-VOC or low-VOC and very little odour as well, as I am very sensitive to chemicals and smells. Need outdoor stain for front steps and porch. Wood is brand new, fir and pine. Will these two wood types absorb the stain similarly? (fir for stairs, pine for porch; like the Sutton Grey color). How many years does the stain last? When it's time to reapply, can we apply the stain over the existing Rubio Monocoat, or do we have to sand off to reapply? View answer

We are redoing an old commercial building from 1940. the wooden floors are ... old ...so we painted them and love the look but they get dirty easily and have cracks that collect dirt... looking for a flexible ( not epoxy) product to Cover the paint with a waterproof protective coat to make easier cleaning.., is this product suited to this?
