Hello! I live in FL (think HOT and HUMID). We are ripping up the old outdoor carpet on our lanai and are wondering what to do with the bare concrete to protect and seal it. It does get a little wet occasionally from heavy rains on one side of the porch, but overall it is a covered area. What products should I use to best stain or paint and seal it? Our house was built in 1967. The trim board in the basement is still just painted with the original black, flat finish paint which I tested as positive for lead with a test kit purchased from a local big box store. There may be some type of white primer under the black as I can see white under the black on some spots on a door frame where the paint has rubbed off.
