Our home is 175 years old. We sanded and used gym seal on many of the pine floors about 35 years ago. Needless to say, they're looking dry and sad. Must we sand before using AFM Naturals Oil Wax finish? How long must we wait to replace rugs and furniture? Also, I don't understand on the pdf of instructions about "buffing" with sandpaper. We have three small children and don't feel the finish is hardy enough for us and we want something that is safe for our kids to eat off of and will be water repellant.
