Both Acriglaze and Hard Seal will work to encapsulate off-gassing, and both will work over a water-based painted surface (and neither will work over an oil-based painted surface). Hard Seal ONLY comes in a gloss sheen, whereas Acriglaze has a choice between gloss and matte. 11266d69c4616caaf2&_xt=.pdf If you are trying to stop off-gassing from an oil-based paint surface, then painting is the only option. We recommend AFM Safecoat Transitional Primer followed by AFM Safecoat Zero VOC Paint. These work in conjunction to encapsulate chemical off-gassing.
