AFM SafeCoat, Hard Seal is a great sealer to provide mar-resistance because it forms a continuous membrane and seals any pollution or toxic chemical off-gassing and improves indoor air quality.As this is a water based product, it is not waterproof. However, the high solids gloss finish resists moisture, stains, etc when applied properly. I would call this product water resistant, but it should not be in standing water.Thanks!
