Water spotting on an oil-wax floor (like AFM hard wax and oil finishes) can happen because the finish is microporous; the product protects wood, but doesn't fully seal it like polyurethane.
Common causes for spots include:
Standing water
Glasses, plant pots, pet bowls, wet shoes, or mopping moisture left too long will penetrate and leave light or dark rings.
Minerals in water (a.k.a. hard water)
Tap water minerals dry on the surface, and the residue can create cloudy or chalky spots.
Improper cleaners
Using vinegar, ammonia, steam mops, or too much soap strips oil and causes dull spotting.
Uneven or worn finish
High-traffic areas lose oil protection faster, making them more prone to spots.
Temperature/humidity swings
Condensation from cold objects on warm floors can mark the surface.
How to fix light spots
- Buff gently with a soft cloth and a few drops of the original maintenance oil.
- For mineral haze, try a slightly damp microfiber cloth, followed immediately by drying.
- For deeper marks, a light hand buff with a white pad + oil usually restores it.
Prevention
- Use felt pads under furniture and trays under plants.
- Damp mop only — never wet mop.
- Refresh oil maintenance coats periodically.
