The wall-to-wall carpet and padding in our lower-level living area developed a musty smell shortly after receiving six inches of rain within two hours. The carpet and pad were removed and discarded. The base floor is untreated concrete slab and we found no visual sign of mold, mildew or water entry on concrete slab or carpet/pad. Cleaning the floor with soap and water and running multiple dehumidifiers for 2 weeks eliminated the odor. We then applied Concrobium mold control (to be safe). We'd like to seal the concrete to prevent moisture vapor from migrating through the concrete in the future. The folks at AFM recommended using MexeSeal for this purpose. As you carry both MexeSeal and Green Building Supply Sealer. Which product do we use?

Our GBS Penetrating sealer is far better at blocking moisture from coming up because it soaks 2-4 inches into the concrete. It also has the best warranty in the industry--15 years--without having to reapply the product. In other words, it will last and won't wear off like most sealers or the Mexeseal. It is non-toxic and has no odor once dry.It will also control mold and mildew because moisture won't be able to penetrate into it and make a home. We've had excellent success with this product. Read some of the reviews that people have left on our website.One gallon covers 200 SF if used properly. The goal is to saturate the concrete which sometimes takes multiple coats, wet-on-wet, until it starts to puddle. Then back roll with a 3/8 nap roller.Be sure your concrete is totally dry, free of dirt, grease, oil etc. and has not been power troweled. Power troweling often makes concrete very dense and difficult for moisture to soak into it. Our MicroEtch will open the pores if that is the case. Test by dipping your fingers in a glass of water and spritzing the surface in several locations to see how long it takes for the water to soak in. If it takes more than 5 minutes, you will need to use the MicroEtch.
