Can I use this over start railing that was stained with an oil-based stain several years ago? How long is this product good for once it's been opened?

This is for indoor use only and cannot be used over oil-based stains or sealers as it will not bond well and may eventually peel off. The only solution for sealing off-gassing of oil-based stains is to use Zinsser's BIN shellac or our AFM Transitional Primer and 2 coats of AFM Zero VOC paint.
