AFM Safe Seal was designed specifically to handle almost all of your expectations. The only one that can't be guaranteed is the waterproof feature. The sealer will certainly help to make the MDF more moisture resistant, but waterproof is a tall order. Sealing the surface makes it much harder for moisture, mold and mildew to penetrate. We recommend 2-3 coats on all sides and edges. MDF is generally not used as a finished floor. If you are using it that way, then instead of the Safe Seal, we'd recommend our AFM Polyureseal BP which is a non-toxic polyurethane that will not only block formaldehyde and moisture, but it will provide a scratch resistant easy to clean surface as well. The AFM Safe Seal was not meant to be walked on.
