Our GBS Clear Penetrating Concrete Sealer was designed to block moisture intrusion. If moisture is coming from outside, you should apply to the outside of the block (you don't need to apply from the inside) because it will eventually soak deeply 3-4" into the pores. The one saturating coat needs to be modified to 3-5 coats as that's what it usually takes for the concrete to become fully saturated. Ideally you will work with two people. One spraying and one using a 3/8 inch nap paint roller to spread out excess (do not allow excess puddles to dry as results could be slippery). Do this 3-5 times, wet on wet, until the floor is entirely saturated and any puddles are completely backrolled. One coat will never saturate. One gallon will do 200 SF in 3-5 coats. Although this product does not contain biocides or fungicides, it still prevents mold and mildew because it seals the pores so well that mold can't get inside. However, mold can grow even on non-porous surfaces like glass or plastic. Therefore, we can't claim it will stop all mold/mildew, but it will prevent most of it. Make certain that you follow the instructions carefully and you will enjoy working with this product as well as the long lasting results.
