Is this sealer a best choice for new �Douglas fir (hearty pine) flooring? I've heard that pine species wood needs to have oil based paint but not sure what the best choice would be for a clear sealer. Thank you for you help with this.

No it is not. It is simply a clear stain. Bioshield makes a Penetrating Oil Sealer that is to be used initially as a primer for the wood, and then use their HardOIl #9 as a second coat on top. Please read their instruction manual carefully as oil-based finishes are beautiful but require more maintenance and are not for everyone. An alternative would be our Vermont Natural Coatings Polywhey Floor Finish or AFM Polyureseal BP. These are non-toxic water-based topical coatings that require 3 coats min. and provide a more durable finish.
