I am building a small kit home on Helical piles in MO. There will be 2 inch pine tongue and groove flooring directly over the joists with no vapour barrier or insulation. The joists and skids are rough sawn hemlock. Would the Vermont Natural Coatings, Exterior, Penetrating Water Proofer be a good product to coat the underside of the 2" flooring, the joists, and the skids with? The skids will only contact the brackets of the helical piles and not come in contact with the ground at all. There should be air flow and limited if any sun exposure. I am concerned with preventing moisture buildup, mold, etc.... and not having to reapply a product later on because that would be extremely difficult to access.

The best product for your application would be the AFM Safecoat Dynoseal. It's a waterproofing membrane. It is going to give you the best protection from moisture and mold. When people are building planter boxes this is the product we recommend for the inside of the boxes where there will be contact with the dirt and moisture.
