Most porcelain tile is non-porous and does not need to be sealed as it is impervious to moisture. The grout, however, is highly porous and should be sealed with 3 coats of our AFM Grout Seal.For your driveway and garage, our GBS Penetrating Concrete Sealer is best for preventing moisture intrusion from below or from above. It carries a 15 year warranty. It will not change the look or feel of the concrete but will seal it from the inside. This will prevent dusting, spalling, and freeze thaw. The concrete needs to be clean, dry, neutral ph and porous. It cannot be sealed or painted or power troweled; all of these will prevent saturation of the concrete.
