I have off white porcelain tile in the kitchen and dark grey in another room Will this in the tiles. I worry about discoloration Also will this work on my counter top?

AFM Grout Seal is for porous grout only. It will not change the look or feel of the grout. Porcelain tile is very dense and non-porous and does not need to be sealed. Granite, quartz and other hard stone surfaces are also too dense to absorb this product. There are other sealers on the market but they usually contain solvents or antimicrobials so we don't sell them.
