We have a tuck under cinder block/cement garage that is often moist due to seepage from the brick patio over the garage and water seepage into the underground walls. The walls have been painted, but are bubbling in places and in some places the paint is now gone and the block walls are crumbly. What is the best product to use inside the garage to seal out water, and prevent mold/mildew moisture. Is there a sealer that would help seal and prevent moisture from the brick patio from seeping into the garage?

It will also help strengthen the concrete and the mortar, stop efflorescence, mold and mildew. If the surface is not porous and you are unable to make it that way, our Dynoseal may be the only other option. It is a topical coating that is a elastomeric waterproofing membrane designed for below grade applications on foundation walls, fence posts, shower pans, roofing, etc. It is black and applies with a roller.
