Why Do We Need Sealers? A good penetrating sealer acts like a protective skin which protects what is beneath the surface and makes cleaning much easier. If you use wood, natural stone, cement, carpeting, linoleum, cork, or other types of natural materials on your walls or floors you will probably need a sealer to prevent moisture, UV rays, mold and mildew, and other chemicals or biological pollutants from deteriorating the surface. The sealers listed in the above chart are all low VOC and non-toxic. Another purpose for sealers is to prevent what is underneath the surface from off-gassing. Many of today's building materials are loaded with toxic chemicals. They contribute to the problem of indoor air pollution and chemical sensitivity through a process of evaporation called off gassing. This is true even for so called "Environmental" and "Zero VOC" coatings, which can still contain toxic ingredients not prohibited by any governmental regulations.
For example: Plywood and particle board are loaded with acetone and formaldehyde. Acetone is not a VOC and therefore is not required to be listed as an ingredient, yet it is a serious irritant and causes flu-like symptoms. Many polyurethane wood finishes contain 2-ethoxyethanol, a chronic toxin that builds up until you reach your limit. Most stain, varnishes, and sealers contain acetone, lead, methanol and pentachlorophenol. New carpeting contains 1,3-butadene, 1, 2 dichlorbenzene, toluene, 1,1,1 trichorethane and a number of other narcotics. Yes, narcotics. How Do Sealers Work? AFM Safecoat paints, stains, and sealers have a unique formula that eliminates the aromatic solvents, heavy metals, and formaldehyde preservatives found in the typical paint or sealer. The result is a non-polluting coating that also acts as a sealer to help reduce off gassing from the surface below. Not all sealers made by other manufacturers perform this function. How does it do that? Conventional paints and sealers have a loose knit molecular structure like ping pong balls that allows toxic emissions to seep into the environment. AFM's Safecoat products are composed of a tightly knit pattern, much like marshmallows packed together, that blocks toxic emissions from building material surfaces. Even though AFM's Safecoat products seal whatever is beneath it, they do allow vapor molecules to penetrate through it's skin. Below is a chart showing the effects of three different sealers on top of regular untreated plywood.
