Non-toxic, biodegradable mastic and adhesive remover
Franmar BEAN-e-doo effectively removes difficult mastics from concrete subfloors. Unlike most adhesive removers which are full of solvents and harmful chemicals that are dangerous to inhale, BEAN-e-doo is very low-odor and low VOC. It's specially formulated from 100% soybean oil and is completely biodegradable.
It's also easy to apply, remove and dispose of and requires no special equipment. It works fast in only a few hours. On really tough jobs, it's low evaporation rate allows it to work for up to 24 hours. Allow BEAN-e-doo to do the work; it will save you labor and money.

NOTE: BEAN-e-doo Mastic Remover is not recommended for use on wood surfaces.
1. Pour BEAN-e-doo Mastic Remover undiluted directly over the concrete surface. Do not exceed the recommended coverage. Applying too much BEAN-e-doo does not increase removal time but does impede the complete removal of the residue.
If there are wide cracks or seals,fill with a commercial absorbent like diatomaceous clay (e.g. OilDry brand), saw dust, or synthetic absorbent, before pouring BEAN-e-doo on the surface.
2. Work with a long handled brush or broom until entire surface is covered. Allow BEAN-e-doo to sit until mastic softens (approx. 45-60 minutes for asbestos mastic. Vinyl or acrylic mastics may be longer up to 4 hours)
3. After mastic has softened remove with a long handle scraper or squeegee. Black mastic will dissolve into a liquid consistency similar to old engine oil and can be scraped into a puddle. Then, fill the puddle with a commerical absorbent and shovel into a receptacle. All other mastics tend to lift off the floor and can be scraped into a pile and picked up with a shovel. After picking up the dissolved or scraped mastic, there may still be a slippery film remaining.
4. Mop surface with water and let dry. You may want to use a degreasing cleaner such as AFM SuperClean or Hydroxi-Pro when mopping surface (see cleaners section of this web page).
Testing surface for residues after floor has been mopped: apply water to various small spots on the substrate. If water turns cloudy white, re-mopping using a degreaser is recommended. Then retest.
